What this service provides is an unbiased inspection of the rental property by a licensed independent inspector. The inspector’s primary focus will be to identify any basic life, health, and safety defects found during the inspection. And the added benefit of this service is that both parties are aware of defects in the property that need to be repaired. The service will also address other items like:

- Cleanliness and unsanitary conditions
- Inoperable light fixtures
- Plumbing leaks
- Malfunctioning appliances
- Interior dead bolt locks for tenants
- Excessive debris around exterior
- Smoke detector operation and Air Filter check
4- Point Inspection

As of September 2012, Florida Homeowners are required to get a 4-Point Inspection to renew their homeowners Insurance. As a license Home Inspector in Florida, and a registered vendor for Citizens Insurance. If you are required to renew your policy, get a roof certification, or just want a Wind Mitigation Inspection. This service involves any repairs that are performed by a contractor and needs to be verified for compliance with any financial obligation. The process requires the inspector to take pictures of the repairs and make any comments or recommendations based on observation after work completion.
